BondKeeperFor Australian renters Coming soon to Android

New rental? Protect your bond from day one.

Move-in day is your one chance to record the condition of your new place. If your agent claims part of your bond when you leave, those photos are your evidence. BondKeeper gives each one a digital fingerprint the moment you take it, so anyone can check it hasn't been changed since day one.

The problem

Most bond disputes are your word against the agent's.

Their photos, their angles, their report. And now that anyone can edit a photo with AI in seconds, an ordinary picture on your phone is easy to wave away.

502 days

is how long Victorian renters waited, on average, for a tribunal decision on their bond. So many give up and accept unfair deductions just to get some of their money back. That costs them about two weeks' pay.

Yet when one legal centre challenged landlord claims for renters, about 4 in 10 ended with the renter keeping their entire bond. With the right evidence, unfair claims don't stand up.

Why fingerprints matter

How it works

Like a condition report, with a fingerprint on every line.

ItemStepWhat happensResult
1

Walk through

Add rooms from checklists based on your state's official condition report: walls, floor, windows, fixtures, each with an Overview shot.

Nothing missed
2

Capture

The moment you take a photo, BondKeeper records the time and creates the photo's digital fingerprint: a unique code worked out from the photo itself. Change even one pixel and the code comes out completely different.

Time and fingerprint recorded
3

Saved exactly as taken

The photo is saved inside BondKeeper exactly as the camera took it, where other apps can't edit, move or delete it. BondKeeper never resizes, filters or re-saves it, because any change at all would break its fingerprint. It also re-checks the fingerprint after saving, so a faulty copy is caught on the spot.

No changes, ever
4

Verify, any time

Months later, tap Verify. BondKeeper works out the fingerprint again and compares it with the one recorded on the day. If they match, the photo hasn't been edited, cropped or changed by AI since you took it.

Match = unchanged since day one
5

Send it to your agent

Your entry report lists every photo's fingerprint. Send it with your condition report, and at move-out you can say: these are the photos you received on 3 March. Check them.

6

Move out: match the shots

At move-out, BondKeeper walks you back through the same rooms and items, with a faint overlay of each move-in photo so you can line up the same angle.

Same angle, same spot
7

Before and after, side by side

Your exit report pairs every move-in photo with its move-out photo. It also shows your entry report's fingerprint and the date you sent it, so your agent can check it against the copy they received.

Moving out soon

Start with the exit.

  • Record the condition the moment you hand back the keys, fingerprinted and dated, so damage that appears afterwards can't land on you.
  • Bring in your agent's own entry report and match each "pre-existing" mark against your exit photos.
  • Follow a plain-English guide to the bond refund and dispute steps, with links to free tenant advice services.

What we promise

Your photos stay yours

Kept on your phone, inside the app where other apps can't change them. No account, no upload. Back them up or copy them out any time, free.

Nothing quietly deleted

The app has no way to delete or edit a photo's fingerprint or capture time. Notes can change; evidence can't.

Straight about limits

Tamper-evident means changes are detected, not prevented. Imported photos are always marked unverified.

Questions

Frequently asked questions

Getting started

What do I do first?

Add your new rental, start the entry inspection and walk through room by room, taking photos as you go. When you're done, create your entry report and email it to your agent along with your signed condition report.

When should I do my entry inspection?

On move-in day, before you unpack, while the place is empty and easy to photograph. Your state sets a deadline for returning the condition report, and BondKeeper tells you yours. In Queensland, for example, it's within 7 days of moving in.

Does this replace my agent's condition report?

No. You still fill in and return the official condition report. BondKeeper's report sits alongside it as supporting evidence: dated photos with fingerprints anyone can check.

Fingerprints

What is a digital fingerprint?

A short code worked out from every pixel of a photo. The same photo always gives the same code, but change anything at all, even one pixel, and the code comes out completely different. BondKeeper records each photo's code the moment you take it. Technically, it's a SHA-256 hash.

What does "Verified" mean?

BondKeeper has worked out the photo's fingerprint again and it matches the one recorded when you took it. That means the photo hasn't been edited, cropped, filtered or changed by AI since.

Why send the report to my agent?

Your entry report lists every photo's fingerprint. Once it's in your agent's inbox, their own email shows the date they received it. At move-out, anyone can check your photos against the fingerprints the agent has had since move-in week, so there's no question of photos being swapped or taken later.

Can someone check my photos without the app?

Yes. Fingerprints use a public standard, so anyone can check a photo with tools already on their computer:

Windows: certutil -hashfile photo.jpg SHA256

Mac: shasum -a 256 photo.jpg

If the result matches the fingerprint in the report, the photo is unchanged.

Your photos and data

Where are my photos kept?

On your phone, inside BondKeeper, where other apps can't edit, move or delete them. That protects your evidence from gallery apps and phone clean-ups. You can save copies to your gallery at any time.

What happens if I uninstall the app or get a new phone?

Uninstalling BondKeeper or clearing its storage deletes your photos unless you've backed them up. Back up your evidence first: it saves everything to a single file you can keep in Google Drive or on your computer, and restore on a new phone. Backing up is always free.

Does BondKeeper upload anything?

No. There's no account, no cloud and no tracking. Your photos and details only leave your phone when you choose to send or save them.

Cost and help

How much does it cost?

Taking and checking photos is free. A one-off tenancy pass covers your entry report, exit report and before-and-after comparison. Prices will be announced at launch. Backing up your evidence is always free, whether you pay or not.

Which states does it work in?

All of them. BondKeeper supports every Australian state and territory. Your reports are set up for your state's requirements: they name your state's official condition report, follow its deadlines and point you to its free tenant advice service.

Where can I get free tenancy advice?

Every state and territory has a free tenant advice service, and BondKeeper shows you yours. In Queensland, for example, it's QSTARS (run by Tenants Queensland) on 1300 744 263. BondKeeper organises evidence and explains processes, but it isn't legal advice.
